Meridian's commercial roofs live along Eagle Road, Fairview, Meridian Road, Overland and the Ten Mile interchange: strip centers, medical offices, churches, the big retail around The Village at Meridian, warehouses and light industrial toward the interstate, and a fast-growing stock of apartment and townhome communities managed by HOAs and property managers. Most of the low-slope roofs are single-ply — TPO over polyiso — and they have two enemies in this valley. One is UV and the 100°F summers, which age the membrane and the seams. The other is wet snow: the January 2017 rain-on-snow load collapsed dozens of flat and low-slope roofs across the Treasure Valley, and nearly all of them had one thing in common — drains and scuppers that were blocked or undersized.

We install and repair TPO and PVC single-ply, do restoration coatings on membranes that are sound but tired, build standing-seam and panel metal for shops and warehouses, and reroof multifamily and HOA shingle buildings in phases with per-building reports and one contact who answers the phone. Every commercial roof we touch gets a drainage check — drains, scuppers, overflows, crickets — because that's what keeps it standing in the next wet January. Meridian permits commercial reroofs through the same Building Division, and we handle the permit, the inspections and any engineering letters a structural question calls for.

Questions we get about commercial & hoa roofing

Can a flat roof be coated instead of replaced?

If the membrane and the insulation under it are sound and dry — which a moisture scan tells us — a restoration coating adds 10 to 15 years for roughly a third the cost of replacement. If the insulation is wet, coating seals the water in, and we'll say so.

What happened to flat roofs in 2017?

Snow, then rain, then freezing, with drains and scuppers frozen or blocked. Water ponded, the load went past design, and dozens of low-slope roofs in the valley failed — carports, warehouses, retail. Overflow scuppers and cleared drains are the cheap fix, and they're the first thing we check.

Are you registered for commercial work in Idaho?

Yes. Idaho's DOPL contractor registration covers commercial and residential work; there's no separate commercial license. We carry the liability limits commercial property managers require and provide the certificate before we mobilize.

Do you work with property managers and HOAs?

Yes — phased reroofs across multiple buildings with per-building reporting, board meetings when needed, and one contact who answers the phone. We've found HOA boards in Meridian care most about two things: a schedule they can tell residents, and photos they can show them.
